**Job Title: Maintenance Technician**

**About the Role**
Join our team as a Maintenance Technician, where you will play a crucial role in maintaining and enhancing the quality of our apartment community. Your responsibilities will encompass a variety of tasks that ensure our residents enjoy a safe, comfortable, and well-maintained living environment. Using your skills in maintenance and repair, you will help us achieve high client satisfaction while adhering to safety protocols and company policies.
**Key Responsibilities:**
1. **Client Relations**
- Uphold the philosophy and preferences of the property owner by managing daily operations to meet client expectations effectively.
2. **General Maintenance Overview**
- Follow a proactive maintenance program to ensure the property remains in safe, economical, and pristine condition.
- Monitor and maintain aesthetics in accordance with company standards and address any necessary repairs promptly.
3. **On-Call/After Hours Response**
- Be available for on-call maintenance duties, providing emergency services during evenings, weekends, and holidays as needed.
4. **Unit Turnover**
- Conduct thorough inspections and repairs of vacant apartments to guarantee they are in excellent shape for new residents.
- Coordinate painting and appliance changes in vacated units.
- Ensure timely completion of all unit turnovers in line with property guidelines.
5. **General Maintenance Equipment and Systems**
- Maintain and repair all property-owned equipment, ensuring proper storage and adherence to safety regulations.
- Keep maintenance shops organized and secure, while managing an inventory of necessary parts within budget constraints.
6. **Regulatory Compliance Inspections**
- Prepare properties for compliance inspections (e.g., NSPIRE, MOR, TCAC, CALFHA) and ensure that housing standards are consistently met.
- Collaborate with city officials, financial institutions, and non-profit organizations to support project goals.
7. **Additional Duties**
- Enforce community rules and regulations consistently and fairly.
- Maintain a professional demeanor while interacting with team members, residents, and vendors.
- Uphold all Fair Housing Laws and company dress code policies.
**Qualifications:**
- Minimum of 1 year of experience in a maintenance role within residential property management, hotel maintenance, facilities maintenance, or construction.
- High school diploma or equivalent required; technical school or CAMT certification preferred.
- Valid Driver's License, good driving record, and current motor vehicle insurance that meets state requirements.
- Ability to wear a respirator and meet medical fitness for duty standards.
- Proficiency in English (speaking, reading, writing).
- Basic computer skills, including email and internet usage.
- Ability to provide and maintain personal tools as required.
